From folder-of-chaos to autopilot

Set up your first property in under 90 seconds.

1

Upload your lease

A PDF, a phone photo, or a scan. We read it with AI vision and pull out the dates, rent, deposit, pets, late fees — flagging the confidence on every field so you stay in control.

2

See what’s missing

We score the lease against your state’s law and best practice, then show the exact protection gaps that quietly cost landlords money — and offer a fixed version, an addendum, or to leave it as-is.

3

Relax — it runs itself

Your dashboard fills with live countdowns, maintenance reminders, and an All Clear list of everything you no longer have to think about. Every alert comes with a one-tap next step.

Everything in one place

A property manager’s playbook, minus the property manager.

Purpose-built for the small landlord — not a stripped-down version of enterprise software, and not just another rent-collection app.

AI lease extraction

Stop retyping leases into a spreadsheet. Upload once; every field comes back structured, with a confidence check and one-tap edits.

Lease protection audit

A plain-English score against 15 protections and your state’s rules — late fees, notice of entry, required disclosures, holdover terms, and more.

Lease lifecycle & renewals

Countdowns at 90 / 60 / 30 / 14 / 7 days (and a tighter cadence for mid-term stays), with renewal offers drafted and ready to review.

AI communication center

The right words for late rent, renewals, notices, and move-outs — legally careful and in your voice. Nothing ever sends without your tap.

Maintenance & MTR turnovers

Seasonal maintenance scheduled automatically, turnover checklists between mid-term guests, and one-tap drafts to reach your contractors.

Pet, fair-housing & state law

Pet policies that cascade to every lease, fair-housing guardrails for service animals and ESAs, and state rules injected everywhere they matter.

The lease audit

Upload your lease.
We’ll tell you what’s missing.

Most landlords don’t learn their lease has a hole in it until a dispute is already expensive. The audit finds those gaps the day you sign up — then gives you three honest ways forward.

  • Use a protected template. We rebuild your lease on an attorney-style state template, keeping your custom terms intact.
  • Patch with an addendum. For tenants mid-lease — a clean addendum covering only the gaps.
  • Continue as-is. Always your call. The findings stay logged as documented awareness.

Informational, not legal advice — we always recommend a lawyer for serious disputes.

7 of 15 present

Gaps worth knowing about:

  • !No late-fee grace period defined
  • !Notice of entry doesn’t meet your state’s 24-hour requirement
  • !Missing required lead-paint disclosure (built before 1978)
  • !No damage / repair responsibility allocation
  • !Holdover-tenant terms not addressed
Mid-term rentals

Run MTR? You’re not an afterthought here.

Traveling nurses, corporate relocations, insurance placements — mid-term operators get almost no purpose-built tooling. Landlord Autopilot treats MTR as a first-class mode: turnover checklists between every stay, inventory tracking for furnished units, pre-arrival and mid-stay messages, and a tighter renewal cadence. Switch a property between LTR and MTR anytime — your history stays in one timeline.

Questions

The things landlords ask first.

Is this legal advice?

No. Landlord Autopilot is not a law firm and does not provide legal advice. Audit findings and generated documents are informational, built from the best available state knowledge. For serious disputes or unique situations, we always recommend consulting a licensed attorney.

Are my leases kept private?

Yes. Documents are encrypted, stored in private buckets, and fetched only over short-lived signed URLs. When a lease is read by AI it goes only over a zero-retention path — your documents are never used to train any model and are never shared.

Will it message my tenants on its own?

Never. The product drafts and reminds, but nothing — no message, payment, or legal document — ever leaves without you tapping to approve it. That one-tap human approval is a core rule, by design.

Which states are supported?

We’re launching with the ten states that have the most landlords — California, Texas, Florida, New York, Georgia, Ohio, Pennsylvania, North Carolina, Michigan, and Arizona — with more turning on over time. State rules cite their source statutes.

Does it handle both long-term and mid-term rentals?

Both, natively. Each property has a rental mode (long-term, mid-term, or mixed) and a furnishing status that you can change anytime. Features light up based on how the property is actually run.

What does it cost, and can I cancel?

Plans start at $12/month for up to 3 units, with a 14-day free trial and no credit card required up front. Every plan includes every feature — you’re only paying for unit count. Cancel anytime.
